Architectural and Property History

The Orchid House is presented by its website as a 1971 home within Orchid Tree Lane Estates. City preservation research documents the estate as a 1966 residential development on Orchid Tree Lane between Alejo Road and Amado Road. It consisted of 22 parcels offering three- and four-bedroom, two- and three-bathroom plans with family rooms. Advertising promoted all-electric kitchens, air conditioning, and "individually styled" homes. A post-and-beam Patio Home model stood at 314 Orchid Tree Lane.

A November 1966 Desert Sun advertisement called Howard P. Lapham the estate's "designer-developer," announced a Group II grand opening for November 26 and 27, identified 314 Orchid Tree Lane as the model, and advertised the homes as "custom built by" Coble & Wessman Construction Company, Inc.

Those records firmly connect Lapham to the development, but they do not establish that he personally designed every residence or this individual 1971 house. The City of Palm Springs survey explicitly identifies the custom-versus-tract status and the authorship of the individual residences as subjects needing more research. The evidence-conscious description is therefore: The Orchid House is a 1971 home within Lapham's documented Orchid Tree Lane Estates, not a proven individual Lapham commission.

Howard P. Lapham was born in Oklahoma City on May 11, 1914, moved from Stamford, Connecticut, to the Coachella Valley in 1954, and died in Palm Springs on April 16, 2008, at age 93. Archival and preservation sources describe him as a registered or architectural designer and also as a developer, carpenter, draftsman, contractor, and land planner. He designed residences, hotels, club facilities, stores, banks, restaurants, medical buildings, planning studies, and residential developments across the valley.

Lapham collaborated with architect Richard Harrison and, from 1959 through 1963, received design assistance on some Palm Springs projects from Romanian-born architect Haralamb H. Georgescu. He competed for commissions in the same regional market as William F. Cody, E. Stewart Williams, Donald Wexler, and other better-known modernists. His documented work includes Desert Star, the Palm Springs Greyhound depot, the Chi Chi Club remodel, Thunderbird-area residences and club work, Palm Springs National Bank, Smoke Tree Village, Lord Fletcher's Inn, Orchid Tree Lane Estates, a medical office and laboratory building, and the Cook residence known as Ichpa Mayapan.

Lapham formally retired in the 1980s but continued maintaining his office at 577 East Sunny Dunes Road afterward. In 2016 the Palm Springs City Council designated his 1956 Desert Star as a Class 1 Historic Site. In July 2024 the Palm Springs Historical Society donated the Howard P. Lapham Collection to the Palm Springs Art Museum, creating a major new archival resource for future study.
